Put the WOW factor into your Kitchen for minimal $$$$$!
By Cheyanne Brae

What simple and inexpensive changes to a kitchen make the biggest impact on the value of your home?

If you’ve slaved over a kitchen for many hours I am sure you have intimate knowledge of your kitchens short falls, its bonuses and you have a fair idea of what works for you and what doesn’t! Is the bin in an accessible place? is your microwave where you really want it or just placed where you could find space? is your bench space sufficient? is their enough cupboard space? Do you find yourself flicking through glossy magazines looking at glamorous kitchens and thinking “bet that cost a lot”, or “I wonder how I can get that look for less”.  It is commonly known that kitchens (and bathrooms) are the most expensive rooms to renovate, but with a little know how you can easily transform your outdated kitchen to have a WOW factor of its own- and for minimal cost!

TIPS TO TRANSFORM YOUR KITCHEN….
  • Kitchen Carcass - I’m a big believer of keeping a renovation as simple as possible, so in the kitchen sticking with the same carcass will save you big dollars.
  • Bench Tops - Installing a  brand new kitchen bench top will automatically bring your kitchen into the current decade and can cost as little as $400 (check out my favourite bargain hunting haunt www.graysonline.com.au ).
  • Cupboard Doors – Freshening up cupboard doors has never been easier; Tile and laminate paint is under $30 and can be applied over a weekend with little fuss. The finish is brilliant, with no brush marks to be seen, and if buying new cupboard doors isn’t in the budget- tile paint is a much cheaper option.
  • Tiles - Replacing tiles isn’t a huge expense, yet a clever way to modernize your tiled splash back is to use the same tile/laminate paint, again it is simple, effective and inexpensive. With many colors to choose from I’d always advise a lighter color tile paint than the cupboard door color
  • Tap Ware/Door handles The small details can give the biggest impact, and your tap ware, door handles, light fittings and window furnishings fit this bill. Door handles need not cost more than $11 each, contemporary tap ware less than $100, changing light fittings around $20 and a smart timber blind for a medium sized window approximately $150

I have seen many beautiful kitchen renovations; unfortunately many people miss the detail, spend too much on the appliances, go over budget and skimp on the details.  This ultimately takes away from the full WOW factor.  There are many inexpensive ways to raise the value of your home significantly, take the time, do a little research, set yourself a budget and go for it!
